I want to thank you for all your help, guidance, suggestions, gentle pushes, friendship, and honesting regarding our vastly successful real estate investing in the Outer Banks! You have been a tremendous help to me and my family after we embarked on the need to invest in real estate. As you know, my regular business is providing Service Award Programs to clients here in the Northeast. Our clients tell us personal service is their MOST important issue. I have come to appreciate the incredible personal service you have provided to us in the past four years. As I go anywhere else for possible real estate deals, I have never found anyone as helpful and knowledgeable as you. When you took it upon yourself with just a small suggestion to read Rich Dad, Poor Dad, so that you could get into my mind set (to better understand our investment needs), I really knew I had the right guy! The other thing is you made us so much damn money! You never promised more than average returns on our fist house (oceanfront) when we literally knew nothing about it, even though the market was booming at that time (close to 30% +/- annual return). The numbers since have been phenomenal, yet you have always told me what I need to know rather than what I wanted to hear. You are a total, dedicated professional, as well as being our "eyes and ears on the OBX" for ownership issues that really go above and beyond what you get paid to do. Because of your willingness to do this, I have totally ignored all the notices I get (constantly) in the mail to go to other realtors for investing in the Outer Banks. There IS NO OTHER REALTOR worth going with but you. It would take me days to explain here all you have done for us, but I want to thank you for all of it. I also appreciate how you have helped me find so many good, reliable vendors and contractors that have helped us so much -- several of which I now call friends. I look forward to continue working with you to achieve our goal of becoming a niche marketer of successful OBX rental properties in Duck this year. We'll have a total of four houses in Duck, all of which are a credit to you and your help. Karen has been a great help as well, especially when you can't be in three places at once. Please continue to build a great team of reliable people whom I can call on. Ones, like yourself that I can call a friend.

Lighting is an important factor to take into account when you are selling your home. Natural and artificial lighting can create a mood that buyers notice when they walk into your home, so don't overlook this significant factor which can favorably influence a potential buyer.
Before your house is shown, walk through each room with an eye to creating a pleasant ambiance through lighting. Accentuate the natural light by keeping curtains open and windows sparkling clean. Arrange your furniture to take advantage of the best view. You may want to install indirect lighting to highlight a vaulted ceiling or to draw attention to indoor plants. Dimmer switches can create simple and inexpensive lighting appeal. Place a lamp and table arrangement in a dark alcove or corner to brighten up the area.
